My end of tenancy cleans in Ealing start from £179 for a studio, £199 for two bedrooms and £229 for three. I price by the size and condition of the home, never by the hour, and every clean comes with our 24-hour re-clean guarantee.
We are a female-owned cleaning company based in Northfields, W13, and we do end of tenancy cleans across Ealing and west London, including Brentford. Below are the starting prices for each size of home and the things that can change them.
Our end of tenancy prices by home size
Every price here is a “from” price. Our deep clean starts at the same figures, and the two share one column on our prices page, next to the prices for regular cleans.
- Studio: from £179
- 1 bedroom: from £189
- 2 bedrooms: from £199
- 3 bedrooms: from £229
- 4 bedrooms: from £269
- 5 bedrooms: from £284
- 6 bedrooms: from £299
- 7 bedrooms: from £329
These are our starting prices across Ealing and west London, Northfields and Brentford included. Your own price shows in the booking box as soon as you choose the number of bedrooms and bathrooms. I then call you before the booking to confirm the details.
For one, two and three bedroom homes we send a single cleaner. For four bedrooms or more, we typically send a team of two.
What changes the price
Your price is based on the size of your home and its condition. A few other things can add to it, and every one of them is easier to sort out before the day than on it.
- Book the real number of bedrooms and bathrooms. If rooms are added once the cleaner arrives, the time set aside for your home won’t stretch to all of it.
- If the home is particularly dirty, we may need to add our First Time Clean to the booking so the cleaner has the time to finish. Please tell us the true state of the home when you book. If it turns out very different, we will contact you before the clean.
- The price is for an empty home. Emptying a fridge or cupboards takes time, so if things are left in them, extra charges apply.
- Extras are listed in the booking box. For anything out of the ordinary, such as a garage or extra rooms, call us before the day and we will give you an estimate over the phone.
- We need the electricity and water on, and nobody else working in the home, such as movers or tradespeople. If we can’t clean because of either, up to 50% of the price can still be charged, so please check before we arrive.
What the price covers
An end of tenancy clean is the most thorough clean on our checklist. It is everything in our deep clean, plus inside the oven, fridge, cupboards and drawers, wet-wiped blinds, doors and frames, and the outside of the washing machine and tumble dryer. We bring all the cleaning supplies and equipment.
I have gone through it room by room in what professional end of tenancy cleaning actually includes. Our end of tenancy cleaning page for Ealing has the shorter checklist.
The same clean works for moving in, before you unpack. We can clean behind the oven, fridge or washing machine on an end of tenancy clean, but only if the appliance has been pulled out before we arrive, as our cleaners don’t move heavy items. We don’t steam clean carpets or clean outside windows, and pet odours need a specialist.
Why I price the job, not the hour
Some cleaners quote an hourly rate for end of tenancy work. That tells you the rate, not the total. It is a long list of jobs, and if the hours run out before the oven or the cupboards are done, you either pay for more time or hand back a home that isn’t finished.
I price by the size and condition of the home, and we pay our cleaners by the job, not by the hour. Some cleaners are faster than others, but the cost to you is the same.
For a two-bedroom flat in Northfields, that means a starting price of £199 for the clean, not a rate with the total left open. You see the price for your home in the booking box before you book.
I have written more about the two ways of pricing in London cleaner rates explained: hourly vs flat fee. It is worth a read if you are weighing up quotes from a few companies.
Booking, paying and our re-clean guarantee
Payment is by card through Stripe. We place a hold for the full price when you book, or 7 days before your clean, and nothing is taken until the clean is done.
Book the clean for when the home is empty: after you move out, or before you move in. You don’t need to be there, as long as you let us know how our cleaners can get in, for example with a keycode or a drop box.
Plans change when you move. If you need to cancel or move your clean, please give us at least 24 hours’ notice. With less notice than that, there is a £100 cancellation fee.
Every clean comes with our 24-hour re-clean guarantee. If anything is not right, tell us within 24 hours, with photos of what was missed, and we will come back and re-clean it for free. We need to be let back in for the re-clean, so bear that in mind if you are handing the keys back on the same day.
We are open Monday to Saturday, 8am to 6pm, and closed on Sunday. If you would like to talk it through first, call 07476 687221 or email [email protected].
